Average prices range for homes under 2,500sqft... $375 to $525. Quoting depends on 2 items... 1. square footage of the home. 2. The condition of the home described by the realtor/client, meaning: good, average or poor conditions. These items help provide a fair quote based on time needed for the inspection.

• Non-attached buildings such as barns, shops, sheds under 300sqft cost $50 (with electricity only)... add $25 for every 100sqft thereafter. If a kitchenet or bathroom are installed, quote starts at $150, call to review a quote.

• Full Inspection Report includes: Property grade, drainage & vegetation, driveway & sidewalks, foundation, home structure, siding, roofing material, decks & covered patio's, chimney & flashings, crawl & attic spaces, basements, insulation where viewable, plumbing/electrical & HVAC systems, built in appliances, fireplaces, interior floors/walls & ceilings, exterior doors and windows.

Virtual Remote Evaluation:

What is it?

A virtual home inspection is a remote, guided walkthrough where JNS Inspections evaluates visible conditions using live video feed. It is not a full home inspection or full report but a limited-scope visual assessment.

How's it Performed?

• Conducted via smartphone video app such as Zoom (it's a fee service, download the app onto your smartphone).

• Inspector directs the agent, client or seller to specific exterior/interior home components for review.

• Screenshots are captured for a mini report (depending on your service package).

• It takes approximately 30 minutes +/- (depending on service package).

Who could use it?

• More remote locations. Getting a home inspector to the property can be costly. A Virtual Evaluation may be a good alternative.

• Helping buyers/investors from 'Out-of-State' needing a fast offer decision.

• Buyers determining whether a home is worth pursuing before paying for a full home inspection. Confirmation of a 'Go/No-Go decision guide.

• Pre-offer evaluations, Pre-listing review for sellers, Re-inspections after repairs.

Limitations: Virtual inspections can have limitations and cannot be fully-evaluate for safety concerns and no available inspection tool testing.

Roofing material condition and its structure, Attics, Crawlspaces, Un-observable foundation areas, HVAC systems beyond thermostat tests, Electrical panel removal, Plumbing behind walls, The home-structure beyond visual defects being observed, Buildings beyond the house, No inspection tools used. No Geo/soil type testing. Unable to observe outdated smoke/carbon detectors. Older homes prier to 1980 may contain asbestos or lead based products. JNS would recommend having all these items be reviewed or tested with a full-home inspection before purchasing a home.

Virtual items that can be observed:

Property grade, drainage, driveway, sidewalks, fencing & vegetation. Partial observations with live video feed... retaining walls, decking, siding, windows, gutter/downspouts, painting, stairs, fireplace, kitchen, bathrooms, garage.

Virtual or Non-Virtual Consultations:

We offer this service because not everyone needs a full home inspection or written report. Many are just in need of a professional opinion or guidance with one or two concerns. We service home owners/ realtors / landlords / investors / tenants... send us your home concerns and we'll provide you a assessment and direction. There are 2-options on how to connect. With either options we will render you a professional opinion regarding your concerned item. For a Virtual live-feed assessment, please contact JNS to arrange a time to block-out.

• Option - 1: Virtual: We can arrange a Zoom live-feed Consultation to observe your concerns and offer you a corrective assessment and direction.

• Option - 2: Non-Virtual: A standard email, text or phone call. Please provide pictures for assessment. After review JNS will email, text and or call you back. Typical feedback assessment time is within 24-48 hours.

  (Note: JNS is not providing a 'written report' for Consultations. We are rendering a professional verbal opinion based on specific concerns you have provided us.

1. $49 Option-1: Virtual Consultation. The verbal assessment is at the time of. Up to 30-minutes for 1-2 concerned items.

2. $29 Option-2: Non-Virtual: Email, text or standard phone call for a Consultation. Up to 20-minutes for 1 -2 concerned items.

3. $99 Virtual Re-inspection of items on the repair-list from original home inspection report. Up to 30-minute review.

4. $149 JNS will provide a review/repair-list of Virtual defects being observed at the time of. Up to 30-minute review.

   (Items such as: property grade, vegetation, siding, paint, decks, concrete defects, gutters, kitchen, bathrooms etc...).

5. $199 A more detailed evaluation with a (mini-review-report and screenshot pictures). Up to 60-minute review.
